Obriy dossier selection

Start from a written brief, not a listing catalogue

Describe the plot you actually need. We search, visit and verify, then hand you a shortlist where every claim carries a source, a date, or the words not verified.

How matching works

Three records, in order. No catalogue to scroll.

Obriy runs from a written brief, not from live listings. You describe the property, we go and document it, and each stage closes before the next one opens.

  1. 01

    Brief

One written page: oblast or raion, plot size, water, road access, power, and a budget ceiling. We confirm the brief in writing before a single property is opened, and flag anything you left open.

    Buyer-paid, non-contingent

  2. 02

    Field visit

A named scout walks the plot and records the road approach, the power connection point, the water source and the boundary markers. Each line carries a source type and a date, or reads not verified.

Source and date on every claim

  3. 03

    Shortlist

Six to ten dossiers arrive with the tradeoff column intact. We take no seller commission and no referral payments, so nothing is ranked by who pays us.

Sample dossiers

Six shortlists, one brief each

Each row matches a house or cottage against a brief a buyer wrote first. Every claim carries a source type and a date; anything unsourced prints as not verified.

Evidence standard

Your brief, what we found, the tradeoff

Each line in a dossier carries a source type and a date. Where a source is missing, the line prints a grey "not verified" instead of a guess.

Dossier 03 Kyiv oblast / 42 km from the ring road

Your brief

  • Buildable land, 20 to 30 sotok
  • Paved access road, all weather
  • Mains power, water on the plot
  • Budget up to EUR 95,000

What we found

  • 24 sotok, level plot
  • Asphalt to the gate
  • Power connection

The tradeoff

Two neighbours hold a right of way across the north edge, so the usable building footprint is nearer 19 sotok. The asking price is set for the full area, and the dossier states that plainly.

The same three columns come back for every plot on your shortlist. Send your brief and we start from the written version, not from a catalogue.

Evidence standard

Every dossier line carries a named source and a date, or it stays printed as unverified.

Service boundary

What we are not

kazlvix.com is a property selection and verification service. We are not a real estate agency, not a broker, not a notary and not a law firm. We hold no licence to sell or let property, and we never act as an agent for a seller, a developer or a landlord.

We do not sign reservations, preliminary agreements or sale contracts for you. We do not take deposits, hold funds in escrow or move money between a buyer and a seller. Every payment for a property goes directly to the party named in your contract, and that contract is signed by you and reviewed by your own lawyer.

We do not give legal, tax, valuation or investment advice, and nothing inside a dossier should be read as such. A dossier records only what we were able to check, with the source type and the date printed beside each claim. Where a document was unavailable, the line reads “not verified” instead of disappearing from the page.

Our fees are paid by the buyer only. We take no commission from sellers, no referral payments from agencies or developers, and no share of any transaction. The fee does not depend on whether you buy, so a dossier that recommends walking away costs the same as one that recommends proceeding.

If a claim in a dossier carries no source and no date, treat it as not verified. Read our evidence standard for how checks are recorded, or see the Disclaimer and Terms of Service.

Send the brief, not a request for listings. Every answer names the source and its date, and anything we could not confirm is printed as "not verified" instead of being left out.
